North Arlington vs. South Arlington (Part 2)

Restaurants: Where Should You Eat?

Food has become one of the biggest deciding factors for people choosing where they want to live, and thankfully, you really can't go wrong anywhere in Arlington.

That said, North Arlington and South Arlington offer completely different dining experiences.

North Arlington: Variety and Energy

North Arlington is where you'll find many of Arlington's most recognizable restaurants.

Clarendon, Ballston, Rosslyn, Courthouse, and Virginia Square are packed with everything from upscale dining to casual neighborhood favorites. The restaurant scene changes frequently, which means there's always something new to try.

One of the biggest advantages is convenience. It's easy to spend an entire evening walking from dinner to dessert to drinks without ever moving your car.

If you enjoy date nights, brunch with friends, or grabbing dinner after work, North Arlington delivers endless options.

Some local favorites include:

  • Ambar

  • Green Pig Bistro

  • Lyon Hall

  • SER

  • Carbonara

  • North Italia

  • Barley Mac

Many of these restaurants are clustered together, creating a vibrant atmosphere that feels energetic throughout the week.

South Arlington: The Local's Arlington

South Arlington doesn't have the same restaurant density, but what it lacks in quantity, it often makes up for in personality.

This side of Arlington feels less commercial and more neighborhood-focused. You'll find family-owned restaurants that have served the community for years alongside exciting new concepts helping redefine Columbia Pike and National Landing.

There's less emphasis on trendy openings and more emphasis on places where staff remember your name.

Standout favorites include:

  • Ruthie's All-Day

  • Bangkok 54

  • Los Chamacos

  • Pupatella

  • Bob & Edith's Diner

  • William Jeffrey's Tavern

  • Taqueria Picoso

South Arlington's restaurant scene continues to improve every year as redevelopment brings new investment and new concepts.

People from all over Northern Virginia still head to Clarendon on weekends.

South Arlington nightlife feels quieter.

The Biggest Misconception About North Arlington

People often assume North Arlington is the only "desirable" part of Arlington.

That simply isn't true.

North Arlington is exceptional, but it's also expensive.

For many buyers, South Arlington provides a better lifestyle because they can afford more house, more yard, and a stronger sense of community.

The Biggest Misconception About South Arlington

Some buyers believe South Arlington is "up-and-coming."

While redevelopment continues, many neighborhoods have been established, welcoming communities for decades.

South Arlington isn't trying to become Arlington.

It already is Arlington.

The difference is that more people are finally discovering what longtime residents have known all along.

Which Side Will Appreciate More?

This is one of the questions I hear most often.

North Arlington has historically demonstrated remarkable stability because of its limited inventory, proximity to Washington, DC, and enduring demand.

South Arlington, however, continues to benefit from transformative investment, including National Landing, Amazon HQ2, Columbia Pike redevelopment, improved parks, and ongoing infrastructure improvements.

No one can predict future appreciation with certainty, but buyers looking for long-term upside often see compelling opportunities throughout South Arlington, while North Arlington remains one of the region's most consistently sought-after markets.

Both sides have strong fundamentals—the better choice depends on whether you prioritize established prestige or emerging growth.

So… Which Side Should You Choose?

Choose North Arlington if you want:

✓ Walkability

✓ Metro access

✓ Historic neighborhoods

✓ A vibrant restaurant and nightlife scene

✓ Boutique shopping

✓ Classic Arlington charm

Choose South Arlington if you want:

✓ More house for your money

✓ Larger lots

✓ A strong sense of community

✓ Access to National Landing and Amazon HQ2

✓ Greater diversity

✓ Neighborhoods that continue to evolve and grow

At the end of the day, there isn't a wrong choice.

Both North and South Arlington offer exceptional quality of life, convenient access to Washington, DC, beautiful parks, thriving local businesses, and some of the strongest real estate in the region.

The real question isn't which side is better.

It's which side feels like home.
