Why South Arlington Is Having a Moment: What Buyers Are Discovering About 22204
For years, Arlington buyers have been conditioned to start their home search north of Route 50.
Clarendon. Lyon Village. Cherrydale. Country Club Hills.
And while North Arlington absolutely deserves its reputation, buyers who automatically overlook South Arlington may be missing one of the most interesting parts of the Arlington real estate market right now.
Especially ZIP code 22204.
I live in South Arlington, work throughout Arlington, and spend a lot of time talking with buyers about what they actually want from their next home. More and more, I find myself having the same conversation:
“Have you considered 22204?”
Because once buyers start looking, many are surprised by what they find.
22204 Offers Something Increasingly Difficult to Find in Arlington
Space.
Not just interior square footage, either.
Depending on the neighborhood, buyers can find larger lots, mature trees, driveways, yards, detached homes, townhomes and communities that feel distinctly residential while still being remarkably close to Washington, DC.
That's becoming increasingly valuable.
A buyer may begin their search focused on a smaller home in another part of Arlington and discover that the same budget opens up very different possibilities in 22204.
That doesn't mean every home is inexpensive. Far from it.
Instead, I think the better word is value.
And value is not the same thing as cheap.
There Isn't Just One 22204
One of the things I love about 22204 is how different one pocket can feel from another.
You'll find established neighborhoods like Douglas Park, Alcova Heights, Barcroft, Arlington Heights and Penrose, along with communities of townhomes and condominiums throughout the Columbia Pike corridor.
Some streets have classic brick colonials and ramblers. Others have renovated homes, newer construction or houses sitting on surprisingly generous lots.
That's part of what makes this area interesting.
You aren't choosing from one type of housing stock or one type of neighborhood.
You're choosing how you want to live.
Columbia Pike Is a Huge Part of the Story
You can't really talk about 22204 without talking about Columbia Pike.
The Pike gives South Arlington an energy that feels different from other parts of the county. Restaurants, coffee shops, grocery stores and neighborhood businesses are mixed into communities where people actually live.
And unlike some areas where you have to choose between convenience and having a little breathing room, parts of 22204 give you access to both.
You're also incredibly close to Ballston, Clarendon, Pentagon City, National Landing, Shirlington, Alexandria and Washington, DC.
That's something buyers occasionally underestimate until they start driving around the area.
South Arlington isn't far away from everything.
It's in the middle of almost everything.
Buyers Are Looking Differently at Arlington
The way people evaluate a home has changed.
Buyers still care about location, but they're also asking more questions about how a property actually supports their life.
Can I have a home office?
Can the dog have a yard?
Can we entertain outside?
Can we have another bedroom without dramatically increasing our budget?
Can we renovate this house over time?
Can we stay here if our family or lifestyle changes?
Those questions can make 22204 particularly compelling.
A beautifully renovated smaller home in one neighborhood may absolutely be the right choice for one buyer. Another buyer may decide they'd rather have more land, more square footage or the ability to create something of their own.
Neither is wrong.
That's why I encourage buyers to compare what they're actually getting, not simply the ZIP code printed on the listing.
There's Another Side to the Opportunity: The Homes Themselves
One reason I'm particularly interested in 22204 is the amount of housing with potential.
Arlington has no shortage of older homes, and that can sometimes scare buyers who only want something completely finished.
But an older home with good proportions, a great lot and a strong location can be an opportunity.
Cosmetic finishes can change.
Kitchens can change.
Bathrooms can change.
Landscaping can change.
What you can't easily change is the lot, the street or the neighborhood.
I've seen buyers walk into homes that initially didn't photograph particularly well and discover properties with incredible potential.
Being able to recognize that difference matters.
Is 22204 the Next “Hot” Arlington ZIP Code?
I don't particularly love predicting which neighborhood will suddenly become the next big thing.
Real estate is more nuanced than that.
But I do believe buyers are becoming increasingly aware of what South Arlington offers.
And as prices throughout Arlington have risen, the comparison has become harder to ignore.
If two homes offer completely different lifestyles at similar price points, buyers are going to look at both.
That's good for 22204.
It's also one of the reasons homeowners here should pay attention to what's happening around them. The buyer considering your house several years from now may be someone who previously would have only searched elsewhere in Arlington.
If You Own a Home in 22204, Presentation Matters
There's an important flip side to all of this.
As buyer interest evolves, sellers need to understand how to position their homes for that buyer.
That doesn't necessarily mean doing a massive renovation before selling.
Sometimes the smartest improvements are surprisingly simple: paint, lighting, landscaping, flooring, repairs, thoughtful staging and excellent photography.
The goal isn't to turn every house into something it isn't.
It's to make buyers immediately understand why they should want to live there.
That's where good real estate marketing becomes much more than putting a property into the MLS.
I Think 22204 Is One of Arlington's Most Interesting Opportunities
I'll admit that I'm biased.
I live in South Arlington.
But that's also why I understand what makes it special.
I know the streets. I know the different neighborhoods. I know which homes tend to surprise buyers. And I know that South Arlington often offers something increasingly difficult to find this close to Washington:
Options.
Maybe you want a condo.
Maybe you want a townhouse.
Maybe you want a detached house with a yard.
Maybe you want something completely renovated.
Or maybe you're looking for a home you can improve over time and make entirely your own.
There's room for all of those buyers here.
